How NextSay Mortgage works, in full
“What rate can you get me?”
Acknowledge the other lender’s 6.25% quote, then explain what your rate and qualification depend on in your own words; don’t promise you can beat it.
Key Signal · Buying signal — the borrower is ready to sign today only if you beat the other lender’s quoted 6.25%.
A real card from the Mortgage desk’s Copilot on a test call (dev, Oct 23 2026), word for word. A generic coach on the same moment said: “Give the rate and qualification information you can substantiate” — a number before you’ve seen the file.
Without it, and with it
Without
- “What’s your rate?” ending the call before you’ve learned anything.
- A competitor’s quote you can’t compare like for like.
- Pressure to say a number before you’ve seen the file.
- Rate locks tracked in a spreadsheet you check too late.
- Past clients you meant to call back.
With NextSay
- The question that gets the goal behind the loan — the payment, the timeline — before the rate.
- The move that asks what the other quote includes: points, fees, the lock period.
- Never a rate, a payment or an approval in your mouth that you haven’t stated.
- Rate-lock dates in Up next, soonest first.
- Every borrower and loan in one Book, with what each call left behind.
What people on this desk ask first
Will it ever quote a rate to my borrower?
No. A card never states or implies a rate, a payment, a fee, an approval or a lock you haven’t stated yourself. When the borrower asks what rate they’ll get, it helps you say what that depends on.
Where does the rate-drop opening come from?
From the borrower’s rate on file — read from their loan estimate or your loan system’s export — compared with that week’s 30-year average from Freddie Mac’s Primary Mortgage Market Survey. When the survey can’t be reached, no rate opening is raised at all.
Does it research my borrowers?
No. Borrowers are private people, so Intel on the Mortgage desk covers rate and housing-market conditions and the company or property you name — never a named individual.
Does NextSay join my calls like a bot?
No. It listens through your device’s microphone, beside the call — nothing joins, nothing appears in the participant list. On a video call, play the call on your speakers and the microphone hears both sides. On a phone call, use speakerphone next to the device running NextSay. In person, an open device on the table is enough.
Is this desk a separate subscription?
No. One account and one plan open every desk. Switch from Desk at the top of the sidebar, or just say so in the conversation — each desk keeps its own records.
